The Wellington Arms is an 18th-century building brought back to life following its acquisition by a new owner with a clear ambition to reposition it as a contemporary hospitality destination. The challenge was to respect the heritage of the property while delivering a modern, aspirational environment capable of attracting a wide and varied audience.
Working to an overall budget of £2.5 million, the project involved a comprehensive refurbishment and reimagining of the building. The design strategy focused on creating a diverse offering under one roof, balancing character and craftsmanship with comfort and functionality. A new bar, restaurant and dedicated events space were introduced, each with its own identity yet connected through a cohesive design language. In addition, 28 luxury hotel suites were designed to offer a refined and welcoming experience for overnight guests.
Careful consideration was given to how the spaces would be used throughout the day and evening, ensuring flexibility for dining, socialising and private events. The result is a venue that feels both elevated and accessible, establishing the Wellington Arms as a destination in its own right and a place that plays an active role within the local community.
Full management of FF&E across all public spaces and hotel suites.
Every piece of furniture, fixture and equipment was carefully selected to complement the building’s character and the overall design vision. From bespoke joinery and lighting to soft furnishings and accessories, we ensured that every element contributed to a cohesive, high-quality experience for guests. Procurement, scheduling and installation were managed end-to-end to maintain consistency and quality.
Production of detailed technical drawing packages to support construction and fit-out.
Comprehensive drawings were prepared for all aspects of the refurbishment, including plans, elevations, sections and joinery details. These technical packages provided contractors with clear, precise guidance, reducing on-site issues and ensuring that the design intent was accurately translated into the finished spaces.
Ongoing project coordination, including regular site visits and liaison with contractors.
We maintained a hands-on approach throughout the project, conducting site visits to monitor progress, resolve challenges and maintain alignment with the design vision. Close collaboration with contractors and suppliers ensured that timelines were met and that workmanship met the highest standards.
Management of local authority documentation and submission processes.
All planning, building control and regulatory documentation was prepared and submitted on behalf of the client. We navigated the approval processes efficiently, liaising with authorities to secure the necessary permissions and ensuring the project complied fully with local requirements and heritage considerations.
